    My minerals are severed from the surface in Sweetwater County, WY. I recently got a tax notice from the county, and I wasn’t expecting this. Can someone explain how property taxes work when you own minerals but not the land itself? Do these vary a lot by county?

    In Wyoming, severed minerals are often taxed as real property. The county assessor determines value.

    Every county is different. Some send notices annually, others only when production changes.
